Seller financing basics
What is seller financing?
Instead of the buyer getting a bank loan, you act as the lender. The buyer pays you a down payment at closing, then makes monthly payments to you under a promissory note secured by a deed of trust on the home.
What is a balloon payment?
Most seller-financed notes are not held for 30 years. The payment is calculated as if it were, then the remaining balance comes due in one payment after a shorter period, often 3 to 10 years. Buyers usually refinance with a bank to pay it.
Why would a seller offer financing?
It can widen the pool of buyers, support a stronger price, and turn part of your equity into monthly interest income. It also carries risk if the buyer stops paying, which is why the terms and the buyer matter so much.
